Amazon MGM Studios has unveiled plans for a major redevelopment of Bray Studios, setting out a long-term vision to transform the historic Berkshire site into a world-leading film and television production hub.
The proposals, currently progressing through the planning process, would significantly expand the studio’s capacity, enabling two major productions to operate simultaneously while safeguarding the site’s heritage and delivering new jobs, skills and investment.
The scheme includes six new purpose-built sound stages, expanded workshops and production support facilities, additional office accommodation, a multi-storey car park, improved site access via a new roundabout, and extensive landscaping and biodiversity enhancements. The Grade II-listed Down Place, at the heart of the historic studio complex, would also be restored and conserved as part of the development.
Amazon MGM Studios’ proposals build on planning permission granted for expansion in 2022 but introduce a revised masterplan designed to maximise the site’s long-term potential. The company, which acquired Bray Studios in 2024 after filming several major productions there, describes itself as the site’s long-term custodian and says the investment will secure Bray’s future as one of the UK’s leading production facilities.
Alongside the physical expansion, Amazon has outlined a package of economic and community benefits. The company estimates the development will support around 3,285 full-time jobs across the UK, including approximately 1,735 jobs in Berkshire, while creating more than 200 training and career opportunities for local people over the first five years of operation through partnerships with organisations including ScreenSkills, Screen Berkshire and the National Film and Television School.
Amazon also estimates that productions at the expanded Bray Studios will contribute around £1.74 billion to the UK economy during the first ten years of operation, building on an estimated £1.3 billion contribution to UK GDP generated by its productions between 2018 and 2023.
Sustainability forms a central part of the proposals, with the new facilities designed to achieve a BREEAM ‘Excellent’ rating. Plans include all-electric sound stages, on-site renewable energy where possible, biodiversity net gain, sustainable drainage systems, rainwater harvesting and electric vehicle infrastructure. Amazon says the development aligns with both its Climate Pledge commitment to achieve net zero carbon by 2040 and local environmental objectives.
To address local concerns, the proposals also include a transport strategy focused on minimising congestion through staff travel plans, shuttle buses, car sharing, cycling facilities and highway improvements, including a new roundabout providing access from the A308.
Public consultation on the proposals concluded earlier this year, with a planning application now submitted to the Royal Borough of Windsor & Maidenhead for consideration.
